Payment Terms
The remaining balance must be paid 72 hours before arrival using the credit card provided as a guarantee. If you wish to pay the outstanding amount in cash, it must be done upon arrival at the accommodation.
After making a reservation, you will receive an email confirming the details of your stay, including the reservation locator, check-in and check-out dates, number of guests, and rooms.
To make a reservation with us, the primary guest must be at least 18 years old. The maximum number of guests per room is detailed on our website. If the person making the reservation is different from the primary guest who will occupy the room, the person making the reservation may be held responsible for cancellation, no-shows, and damages.
Payment Methods
We accept payment by VISA or MasterCard debit or credit cards. Card details are required as a guarantee at the time of booking to validate the reservation.
VAT
All prices listed on our website include the legally applicable VAT.
Children
Accommodation for children up to 2 years old is free of charge. If you need a crib, please check its availability and any applicable fees at the time of booking.
Children over 2 years old will incur an additional charge for accommodation and use of the sofa bed. Children are considered individuals under 16 years old.
Pets
Pets are allowed in some apartments, provided they do not exceed 7 kg and are subject to availability. If you wish to travel with your pet, please check the availability of pet-friendly apartments and any additional fees before making your reservation.
The weight limitation does not apply to guide or assistance dogs.
Smoking
Smoking is not permitted inside the apartments or on the premises and facilities of the establishment.
Guests
It is strictly forbidden to accommodate more guests than those registered in the reservation. If the establishment becomes aware of this situation, it will charge the corresponding additional amount and evict the occupants.
Cancellation Policy
- Modification or Cancellation
- For any modifications to the dates of your reservation, number of guests, type of apartment reserved, or cancellation, you must notify us at least 7 days before the arrival date. Otherwise, the establishment will charge 100% of the total reservation amount.
- Cancellations are free if made more than 7 days before the arrival date. This will result in a 50% refund of the amount paid at the time of booking, with no additional cost to the customer.
- The accommodation is not responsible for cases where the guest must leave before the scheduled departure date, and the total amount for the stay will be charged without refund for unused days. The establishment is also not responsible for cases where the guest does not show up to enjoy their reservation.
- Changes or Cancellations by Us
- We do not anticipate making changes to your reservation. However, this is limited to cases of force majeure or essential repair or renovation work, or other unforeseen reasons beyond our reasonable control.
- If this occurs, we will do our best to offer you a suitable alternative reservation or refund the full amount paid. The establishment will not assume any other responsibility for any other loss you may incur.
- We also reserve the right to cancel any reservation without compensation or refund if the terms of these conditions are breached.
Damage and Responsibilities
- Charges for Damages
- We reserve the right to charge the primary guest for any damage caused during their stay by any member of the booking group. This includes breakages, spills, stains, damage to furniture, fixtures, or the building itself.
- Losing the electronic key to the apartment will incur an additional charge of 45 EUR for its replacement.
- The accommodation is not responsible for unforeseen breakdowns caused by force majeure related to water, electricity, or internet services.
Check-in / Check-out
- Check-in
- Check-in time is from 16:00.
- Check-out
- Check-out must be completed before 12:00 noon.
- Extended Check-in/Check-out
- Early check-in and late check-out are subject to availability and may incur an additional fee. Please consult directly with the accommodation for these requests.
Cleaning
- Hygiene Standards
- RSB Apartments guarantees optimal hygiene conditions in all its facilities.
- A thorough cleaning and disinfection will be performed before guest arrival and after departure, along with daily cleaning.
- Stays of more than 4 nights include a change of bed linen and towels. However, to conserve the environment, please inform us if you do not require a change.
Courtesy to Others
- Noise and Parties
- To respect the rest and well-being of all our guests, parties, noise, and loud music are prohibited after 22:00 in all indoor and outdoor areas.
- We reserve the right to cancel a reservation with immediate effect if guests do not comply with this agreement or cause disturbances to other guests, neighbors, or owners.
WiFi – Usage Policy
- Internet Access
- When provided with WiFi access, guests agree to use it fairly and appropriately.
- Internet access is intended for general use (email, messaging, social media, light media streaming, etc.) and is not suitable for heavy media streaming, online gaming, or large file transfers. Access to illegal activities or using our network for illegal purposes is prohibited and will be reported to local authorities.
Our Access Rights
- Access by Staff
- In addition to cleaning, reception, and management staff, maintenance personnel may access your room in case of incidents, follow up on complaints, or perform necessary checks to ensure proper functioning of equipment. We will make every effort to inform you in advance of the date and time when access will be required.
Our Right to Evict
- Termination of Contract
- We may terminate our contract with you and ask you to leave the accommodation immediately (without compensation) if:
- We consider you or your party to have breached the terms described in this document.
- We believe your behavior or that of your party endangers the safety of our visitors or staff.
- Complaints arise about antisocial or unacceptable behavior by you or your party.
- You or your party cause irreparable damage to the property or its contents.
- You exceed the maximum occupancy limit of your accommodation.
- We may terminate our contract with you and ask you to leave the accommodation immediately (without compensation) if:
Events Beyond Our Control
- Force Majeure
- We are not responsible for any failure to meet our obligations under these terms caused by events beyond our control.
- An event beyond our control includes, but is not limited to, fire, explosion, storm, flood, earthquake, subsidence, epidemic or natural disaster, strikes or industrial action, terrorist attacks or threats, war or threats of war, civil commotion, riots, invasion, or failure of public or private telecommunications networks.
Miscellaneous
- Commercial Use
- Guests may not use the apartments and facilities for commercial purposes or any other use outside the intended service provided by the accommodation.
- Website Information
- RSB Apartments reserves the right to modify any information on its website at any time and is the sole owner of its content.
- Reservation Changes
- The accommodation reserves the right to change the initially reserved apartment in strictly force majeure cases and assign a similar one with the same quality standards.

Legislation
- These conditions are subject to any other applicable provision, regulation, or law.
Governing Law
- These General Conditions are governed by Spanish law and the exclusive jurisdiction of Spanish courts.
- If any clause in these General Conditions is declared wholly or partially null or ineffective, such nullity or ineffectiveness will only affect that provision or part of it, and the remaining General Conditions will remain in full force.
Compliance
- These conditions are subject to any other applicable provision, regulation, or law.
